Pacifica Honolulu has an unusual origin story for a building that turned out this well. Originally conceived as Moana Vista and started by Hawaiian Dredging in the mid-2000s, construction stalled around the 18th floor when the financial crisis hit. San Diego developer OliverMcMillan acquired the incomplete structure at auction in 2009 and, finding themselves in a position to spend on quality given the favorable purchase price, upgraded both the finishes and the amenity program beyond what was originally planned. The building that emerged — completed in 2011 at 46 stories and 492 units on Kapiolani Boulevard at the edge of Kakaako — ended up better than the one that was originally sold to buyers. That’s a rare outcome in a distressed development story.

The amenity deck on the 5th floor reflects that investment. A saltwater heated pool, hot tub, two private theaters, fire pits, covered BBQ areas, gym with sauna and locker rooms, and a fob-accessed gated park with a pet area make up a package that punches above the building’s price point. The lobby is staffed around the clock and doubles as security, and four high-speed “smart” elevators — buttonless inside, operated by keycode — move residents efficiently through the building. Bike storage on each parking level is a practical touch that fits the neighborhood.

The location sits at Kakaako’s southern edge, walkable to the Ward Village shopping and dining corridor and roughly ten to fifteen minutes on foot to Ala Moana Center and Beach Park. Short-term vacation rentals are not permitted, which, combined with an owner occupancy rate that tilts meaningfully residential, makes this a genuine place to live rather than an investment vehicle dressed up as one.
